Terms of Service — Basha Bazar

These terms are an agreement between you and the developer of Basha Bazar (“the app”, “we”, “us”). By creating an account or using the app, you accept them. If you do not accept them, do not use the app.

Your privacy is covered separately by our Privacy Policy, which forms part of these terms.

1. What the app is

Basha Bazar helps people find rental houses (“to-lets”) on foot in Bangladesh. It records the route you walk so you can see which streets you have covered, lets you pin to-lets you find, and lets you share what you find with other users.

What the app is not:

It is not a property portal, broker, or estate agent.
It does not own, inspect, verify, list or let any property.
It is not a party to any rental agreement, payment, or negotiation between you and a landlord, caretaker, agent or anyone else.

Everything you see about a to-let was entered by another user, not by us.

2. Eligibility and your account

You must be 18 or older to use the app.
An account is required. The only way to sign in is with Google; we do not support anonymous use.
Keep your Google account secure. Activity under your account is treated as yours.
One person, one account. Do not create accounts to evade a removal or a ban.

3. Content you contribute

You keep ownership

You keep ownership of the photos, text and other content you contribute. Nothing in these terms transfers ownership of your content to us.

The licence you grant us

By contributing content, you grant us a worldwide, non-exclusive, royalty-free, sublicensable and transferable licence to host, store, copy, adapt, format, publish, display and distribute that content, and to create derived works and statistics from it, for the purpose of operating, improving and promoting the app and the services described in these terms and the Privacy Policy.

The licence lasts as long as the content is in the app, and continues afterwards only for:

copies kept in routine backups until they expire, and
aggregate statistics already computed from it — see section 10.

For content you mark public, the licence also allows us to show it to every other user of the app. For content you mark private, it allows us only to store it and show it back to you.

You promise that

the content is yours to contribute, or you are otherwise allowed to contribute it,
it is accurate as far as you know, and describes a to-let you actually saw,
it does not infringe anyone’s rights, and
contact details in it were publicly displayed — for example written on a “To Let” sign visible from the street.

4. Other people’s information

To-let listings usually carry a landlord’s or caretaker’s phone number. That is information about a person who is not a user of this app and who has not agreed to anything.

When you enter such a number and mark the contribution public, you are publishing someone else’s contact details. So:

Only enter contact details already publicly displayed on a sign or board.
Do not enter them if you have been asked not to share them.
Do not enter a number that reaches you instead of the number shown on the sign.
Do not photograph people, or the inside of a home, without permission.

If you own a phone number published in the app and want it removed, email tasmirolislam@gmail.com and we will remove it.

5. Rules for using the app

Do not:

post a to-let that does not exist, is not available, or that you did not see,
replace the contact number on a listing with your own, or with an agent’s, so that enquiries meant for the landlord reach you instead,
present yourself as a landlord, caretaker or owner when you are not,
post the same to-let repeatedly to gain visibility,
post advertising, spam, or anything unrelated to a to-let,
post anything unlawful, abusive, hateful, obscene, or that harasses a person,
post someone’s personal information beyond the publicly displayed contact details of a to-let,
scrape, bulk-download or republish other users’ contributions,
interfere with the app, its backend, or its security, or try to access data that is not yours,
fake your location, or submit location data you did not actually record by being there.

We may remove content and suspend or terminate accounts that break these rules, with or without notice.

6. Reporting and moderation

Every public to-let has a Report button. Use it for listings that are fake, rented, abusive, or that publish contact details improperly.

We review reports and may remove content, hide it, or act on the account behind it. We do not promise to review everything, to act on every report, or to act within a particular time. Contributions remain the responsibility of the user who made them.

To report something you cannot report in the app, email tasmirolislam@gmail.com.

7. Accuracy, availability and verification

We do not verify any listing. Rent, room counts, contact numbers, photos and availability all come from other users, may be out of date, mistaken, or wrong, and may refer to a property that is already rented.

Before you act on anything in the app:

visit the property yourself,
confirm the rent and terms directly with the landlord or caretaker,
check who you are dealing with before paying anything.

Never pay an advance, deposit or “booking” amount to someone you met through a listing in this app without verifying who they are and what they are letting. We are not a party to any such payment and cannot recover it for you.

8. Walking, location and your safety

The app records your route while a walk is active and shows you streets you have covered. Using it means walking around in public.

You are responsible for your own safety. Watch traffic, people and surroundings.
Do not use the app while driving or riding.
Do not enter private property, restricted areas, or anywhere you are not permitted.
Do not rely on the app for navigation, emergencies, or to judge whether an area is safe.
GPS accuracy varies. Trails and pins may be wrong or incomplete.

Route recording is private to you and only runs between Start Walk and Stop Walk — see the Privacy Policy.

9. Our content and the app itself

The app, its name, design, code and content other than user contributions belong to us or our licensors. You may use the app as intended; you may not copy, resell, reverse engineer or build a competing service from it, except where the law says you may.

Map data, imagery and other third-party material are provided by their own providers under their own terms.

10. Aggregate statistics

We may compute, publish, share and sell anonymous aggregate statistics derived from public contributions — for example median asking rent by area, bedroom count and month.

These statistics never contain phone numbers, photos, free text, exact coordinates, contributor identity, recorded routes, or anything from a private contribution, and we do not publish a figure computed from fewer than five separate contributions. The full rules, your controls, and the effective date are in section 6 of the Privacy Policy.

We do not sell your personal data.

11. Ending your use

You may stop at any time: open Profile → Delete account. This permanently deletes your account, your to-lets and contributions, your photos, your recorded routes, and your scan history. It cannot be undone. Deletion of analytics data is covered in the Privacy Policy.

Note that deleting a to-let place you created also deletes contributions other users added to that place, because contributions are attached to the place.

We may suspend or end your access if you break these terms, if we must do so by law, or if we stop offering the app.

12. No warranty

The app is provided “as is”. We do not promise that it will be available, uninterrupted, accurate, complete, or free of errors, or that any listing in it is real, available or correctly described.

13. Limitation of liability

To the fullest extent the law allows, we are not liable for:

any rental agreement, payment, deposit, loss or dispute arising from a listing you found in the app,
the conduct of any user, landlord, caretaker or agent,
anything that happens to you while walking, travelling to, or visiting a property,
loss of data, loss of profit, or any indirect or consequential loss,
the accuracy of any content contributed by a user.

Nothing here limits liability that cannot be limited by law.

14. Changes to the app and to these terms

We may change the app, or these terms, at any time. Material changes to these terms will be announced in the app or on the store listing, and the “Last updated” date above will change. Continuing to use the app after a change means you accept the updated terms.

The licence in section 3 applies to content contributed on or after the date you accepted the version of these terms that contains it.

15. Governing law

These terms are governed by the laws of Bangladesh, and the courts of Bangladesh have jurisdiction over any dispute, except where the law of your own country gives you rights that cannot be overridden by this clause.
